Lawrence Wood Flooring is a wood flooring business based in Lawrence, MA, with 20+ years spent sanding, repairing and installing floors. Most of our work is in the kind of housing this part of the Merrimack Valley is known for: older single-family homes, two-families and triple-deckers, condo units and rental apartments, many with floors that have been sanded, covered, patched and painted more than once.

Those floors are why we work the way we do. An old house rarely has just one problem, and a floor job that ignores the tenant upstairs, the paint on the threshold or the glue under the carpet is a floor job that goes wrong halfway through.

Our Approach

Worker carrying a bundle of new oak flooring up the front walk of a three-decker in Lawrence, MA.

We read a floor before we quote it. That means checking the build year and any painted surfaces before sanding, because Massachusetts runs its own lead-safe renovation rules for homes built before 1978, and identifying old resilient tile or black mastic rather than sanding through it. When we find something that belongs to another trade, such as a framing problem behind a bouncy or sloping floor, we stop and say so rather than covering it with a fresh coat.

We plan the work around the people living in the building. In a two- or three-family house, we work one floor at a time so the household on the other floor keeps living there. Rental floors are scheduled around move-out and move-in dates, and landlords get itemized written estimates of the kind Massachusetts expects before a tenant can be charged for floor damage. When water comes through from the unit upstairs or a pipe bursts, we trace it, dry the floor and read it with a moisture meter before any board is replaced, and we document the damage room by room for the adjuster.

We also respect the floor itself. Old pine is refinished as the softwood it is, not sanded like oak. Holes left by removed radiators are patched with matching boards woven into the floor. Stairs are quoted tread by tread.

Color is chosen from stain samples laid on your own floor in your own light, and finishes are picked to meet the coating limits that apply on both sides of the state line. For condo owners, underlayment and floor choices are talked through against what the building’s own documents say.

What We Do

We refinish wood floors, screen and recoat floors that only need a refresh, repair damaged boards, handle water-damaged floors, refinish stairs and bring back old pine. We install new solid and engineered hardwood, replace carpet with wood and turn rental floors around between tenants. If you have a floor that needs attention, request an estimate and we will come look at it, tell you what it needs and put it in writing.
